Build Commercial Production, Revenue Share, Equity, and Long Term Business Ownership

Why Commercial Agents Are Looking at EXP Commercial

If you are a commercial real estate agent, you already know how to source deals, manage a pipeline, and close. But your income still depends almost entirely on the next transaction. When the deal closes, the income stops until the next one starts.

EXP Commercial is built around a different idea. Production pays you today. Revenue share and equity are designed to keep paying you after the deal closes, for years, if you build them. Many commercial agents join EXP Commercial for the technology and the commission structure. The agents who end up building real long term value are the ones who also build the revenue share side, and that is the part most never get around to.

What EXP Commercial Provides

EXP Commercial is the commercial division of EXP, a cloud based brokerage operating across all fifty states and thirty countries. Agents start on an eighty twenty commission split, and once an agent pays in twenty thousand dollars toward EXP in a given year, they keep the rest of their commissions for the remainder of that anniversary year, minus a small per transaction fee.

In exchange for a flat monthly cloud brokerage fee, agents gain access to a full suite of commercial tools, including a complete CoStar package, offering memorandum and marketing tools, standardized commercial forms, and a transaction management system. Training comes through EXP Commercial's academy, mentorship pairing, and mastermind groups organized by specialty, including retail, industrial, multifamily, land, and business brokerage. Because the platform is cloud based and national in scope, agents can collaborate across markets and access EXP's broader commercial network while following all state licensing and brokerage requirements.

Revenue Share: The Opportunity Most Commercial Agents Miss

EXP sets aside half of what it earns from capping agents and shares it back out to the agents who helped build the organization. This is not money taken from your commission or your split. It comes from the company's own share, set aside specifically to reward the people who help the platform grow.

When you bring another agent into EXP Commercial, you can earn a recruiting bonus on their first year of production. Once that agent caps, you begin earning ongoing revenue share from their production, for as long as they continue producing, and this extends through multiple tiers as the agents you bring in build their own organizations.

The detail that surprises most commercial agents the first time they hear it: this is not limited to other commercial agents. EXP Commercial advisors can build revenue share organizations that include residential agents too. If you already have relationships with residential agents through referrals or your network, those relationships can become part of a long term income stream, not just a one time referral fee.

Equity and the EXP Commercial ICON Path

EXP also rewards agents with company stock at several milestones, including on your first transaction, when you reach your cap, and each time an agent you recruited reaches their own cap for the first time. Agents can also direct a portion of their commission toward additional stock at a discount.

For agents who want to push further, the ICON program rewards agents who reach their cap and complete additional production within that same year with a significant stock award, on top of company recognition. For many agents, reaching ICON status effectively returns the cap amount they paid in for the year, in the form of equity.

Revenue share, equity awards, stock programs, caps, fees, and ICON qualifications are determined by EXP and should be verified with current EXP Commercial materials during the application process.

Where The Randy Bacon Group Fits

We help commercial agents evaluate the EXP Commercial opportunity, get connected to experienced commercial leadership, and build the revenue share and equity side of the business using systems most agents do not have. Production and commission retention are between you and EXP Commercial. Revenue share, residential agent relationships, and long term organizational growth are where we come in.

My role is simple. I help you understand the opportunity clearly, connect you with the right commercial leadership, and make sure you are not building the long term side of EXP alone.

Commercial Mentorship Through Our EXP Commercial Partner Network

The Randy Bacon Group does not replace commercial mentorship, product type training, or deal guidance. That is why we co-sponsor alongside an experienced national EXP Commercial team with decades of brokerage and development experience across investment sales, retail, industrial, multifamily, land, and business brokerage. Agents who partner with us are introduced into that network directly, including mastermind groups organized by product type and mentors who have built large commercial practices themselves.

If you already have an existing relationship with another commercial group or brokerage, that does not need to be an obstacle. Co-sponsorship can often be arranged so existing relationships are respected while you still gain full access to the revenue share systems and mentorship described here. This is a conversation, not a policy, and it is best had early.

How We Help You Build the Revenue Share Side of EXP

Many commercial agents already know residential agents, referral partners, investors, lenders, and business owners. Most never organize those relationships into a long term revenue share strategy, because it requires a system for staying in touch consistently, and that is not what commercial agents are trained to do.

These systems were originally built to help residential agents grow consistent production, but the same organized follow up, CRM structure, and authority building process can help commercial agents develop the revenue share side of EXP without turning it into a second full time job. We help organize your agent relationships, set up your CRM, install follow up automation, and build a simple, consistent process for staying connected with the people already in your network, so revenue share growth happens in the background of your business instead of competing with it.

What Joining Looks Like

We walk you through the EXP Commercial application so nothing gets missed. Once approved, our onboarding specialist helps set up your tools and accounts. From there, we set up your CRM, organize your contacts, install your follow up automation, and build your revenue share plan together. Alongside this, we coordinate your introduction into the commercial mentorship and specialist network, so both pieces are moving from day one. After that, you have ongoing access to coaching and support whenever you need it.

What It Costs

  • You pay EXP Commercial's standard cap, monthly cloud brokerage fee, and transaction fees as published by EXP at the time you join
  • You pay your own personal ad spend if you choose to run paid marketing
  • The Randy Bacon Group does not take a split, a fee, or a percentage for the systems and support we provide
  • Your co-sponsor introduction and mentorship access does not carry an additional fee from us

Frequently Asked Questions About Joining EXP Commercial

What is EXP Commercial?

EXP Commercial is the commercial real estate division of EXP, offering commercial advisors a cloud based platform, a national technology package, and a commission structure that moves to full commission after an annual cap is reached.

How does revenue share work at EXP Commercial?

Revenue share is funded from the company's own share of revenue, not from agent commissions. When agents you recruit reach their cap and continue producing, you earn ongoing revenue share from their production, extending through multiple tiers as your organization grows.

Can EXP Commercial agents earn revenue share from residential agents too?

Yes. EXP Commercial advisors can build revenue share organizations that include both commercial and residential agents, which means existing relationships with residential agents can become part of a long term income stream.

What does it cost to join EXP Commercial?

Agents pay EXP's standard cap, a monthly cloud brokerage fee, and per transaction fees as published by EXP at the time of joining. The Randy Bacon Group does not add fees, splits, or monthly charges on top of this.

What is the EXP Commercial ICON program?

The ICON program rewards agents who reach their cap and complete additional production within the same year with a significant stock award and company recognition, which for many agents effectively offsets the cap amount they paid in.

Do I need to give up my brand or my current business to join EXP Commercial?

No. Agents keep their brand, their database, and their commissions. EXP Commercial provides the platform and back office support, allowing agents to operate their own business within the company.

Can I keep an existing relationship with another commercial group when I join?

In many cases, yes. Co-sponsorship can be arranged so existing relationships are respected while you still gain full access to revenue share systems and mentorship. This is a conversation worth having early, before any assumptions are made.

Is EXP Commercial available to agents in Washington, Oregon, and Idaho?

Yes. EXP operates across all fifty states, and commercial agents in Washington, Oregon, and Idaho can join and operate locally while collaborating across markets through the platform.

What support and mentorship does EXP Commercial provide?

EXP Commercial provides training through its commercial academy, mentorship pairing for newer commercial agents, and mastermind groups organized by specialty, including retail, industrial, multifamily, land, and business brokerage.

What does The Randy Bacon Group provide commercial agents that EXP does not?

We help organize your agent relationships, set up your CRM and follow up systems, and build a revenue share strategy alongside your commercial practice, while connecting you to commercial mentorship and a specialist network through our EXP Commercial partner relationship.

How do I get started joining EXP Commercial with The Randy Bacon Group?

The first step is a short conversation about where your business is now and where you want it to go. From there, we walk you through the application, onboarding, and your systems setup together.
